The New Forest on your doorstep

The New Forest, with its moody moors, ancient woods and magnificent coast, is your playground. Chosen as a king’s favourite nearly a thousand years ago it is as special and enchanting today with its roaming New Forest ponies, Highland cattle and deer.

Walk or cycle along forest trails or take to horseback for a trek across the National Park. The charming places of Lymington, Christchurch and Lyndhurst are nearby, as are beautiful golden beaches. Located on the edge of the Sandy Balls Estate, your luxurious holiday home overlooks the beautiful forest valley. Escape daily life and wake to birdsong and the sounds of nature.
Panoramic front windows allow you to take in the views from your comfortable lounge featuring freestanding faux leather L-shaped seating. Enjoy a relaxing dinner in your dining area that has been prepared in your fully equipped kitchen which contains everything you need to put together a delicious meal. Or why not choose to dine out at our on-site family restaurant or pub?
The master double bedroom has an ensuite shower room, whilst your guest bedroom has twin beds and the use of the family bathroom. The lounge sofa converts into an occasional sofa bed allowing your holiday home to sleep 6 people.

Create your own home from just £99,000 – £300,000

We have a small number of plots available for holiday homes allowing you to choose and design your perfect home from home. There are many things to consider when designing your own holiday home. We’ll show you how to make the most of this design process for your bespoke home to satisfy any special requirements you may have, or even additional optional extras you would like.

When creating your own home you can benefit from:

Price & general sale information

PRICES (all prices shown are inclusive of VAT) – POA

The purchase price of 40ft x 13ft holiday home (2 bedroom, sleeps 6) includes 12 month usage. The holiday home will be sited to the west of the main park with its landscaped gardens, decking and patio area. Annual ground rents are £6,000 per year subject to annual review.
Metered gas and electricity charged on a quarterly basis. Rates based on the price set by New Forest District council, 2015/2016 rate £525 per year. Owners must insure the holiday home through their chosen insurer.

AGREEMENT & DURATION

You will be provided with a holiday home license agreement, details are available upon request. The duration of the agreement is 20 years from completion date. You will be permitted to use your home for 12 months of the year, for holiday home purposes. Proof of permanent residence will be requested each year. Sub-letting programme available on request.

PAYMENT ARRANGEMENTS

Initial purchase price, 25% payment with order, 75% upon completion. Annual ground rent payable either annually in advance or monthly by Direct Debit. Rates payable by Direct Debit annually.
Quarterly utilities payable by Direct Debit quarterly in arrears.

GUARANTEES

12 Year chassis warranty.
3 Year parts warranty.
5 Year structural warranty.

Named contact on site for any queries.
Warden for out of hours support.
Guest Liaison manager and team for any feedback or issue resolution.

SUB-LETTING

Should you not be using your accommodation at any point throughout the year, we are able to market the accommodation to the public at Sandy Balls’ brochure price. Whilst we cannot guarantee any income, this does provide a means to supplement any on-going costs associated with your accommodation. Please note any subletting income will be subject to 30% agent deduction and will be subject to VAT.
